Diipesh Bhagtani: With a budget like this, its best to invest in Panvel & New panvel. Since pabvel has become a corporation now & new panvel developing with lot of clearences expected in Naina 1 & 2. Its best to look at these locations.

Diipesh Bhagtani: Both these projects have different locations & stages. Oasis is a layout of lot of buildings. It depends on the amenities u r prefering. Both the projects have come to a good stage of completetion & if i was to choose then wud choose a property which has more amenities.

guest: Dear sir, what is a housining opportunity in tier 3cities like Nashik,I have 2flats,one is 1000sq.feetanother is 1500sq.feet, will there be appreciation of prices in future, lhavenot purchase at1300rupees/sq.3200sq.accordingly

Diipesh Bhagtani: Technically nasik shud b tier 2 city as per their corporation. And for ur question, there is not too much appreciation when it comes to flats. But if u go for plotting of land then there is 15 to 20% appreciation every year. Constructed flats have not seen too much happening.

Diipesh Bhagtani: There is a project known as Homeland which is very good u shud look at investing there. This project is good. As per mohali i feel there is over supply. Incase u can go 30 mins head to patiala then that cud b a good place to invest.

jinisha2015: How is affordable housing as an investment opportunity for the salaried class with an approximate income of Rs 1.5 lac per month as against other investment opportunities such as mutual funds, FD, stocks etc? What will be the approximate expected rate of return after 5 years if investments are made now?

Diipesh Bhagtani: Affordable housing has some great benifits. Specially that u will get home loans at 3% and there is going to be a waiver of stamp duty & other taxes. I dont see prices appreciating a lot but these benifits make affordable housing a great investment.

Diipesh Bhagtani: There is an over supply of plots as well as appartments in banglore so looking at great appreciation is difficult. Still plots are doing little better in some micro markets. It depends in which location u looking at.
